It is recommended that the data herein presented be given formal consideration by the Board of County Commissioners:

 

DESCRIPTION AND CONDITIONS:

 

This Comprehensive Plan, Future Land Use Map (FLUM) amendment (DCA 01-D1) is being requested to be adopted by the Board.  The proposed amendment basically includes the following:

 

A Comprehensive Plan amendment changing the Future Land Use Map (FLUM) on approximately 404 acres from RES-6 (Residential – 6 DU/GA) to MU (Mixed Use).  The property is located in section 26, Township 26 South, Range 19 East, which is on the east side of I-75, approximately one mile north of the Hillsborough/Pasco County Line, as shown on the attached location map.

 

The proposed amendment is one of the exemptions to the twice per calendar year limitation on the adoption of Comprehensive Plan amendments as it is directly related to a proposed Development of Regional Impact (DRI), Cypress Creek DRI, pursuant to Chapter 380, Florida Statutes.  The local government must hear both the DRI application for development approval and the Comprehensive Plan amendment at the same public hearing; however, the local government must take action separately on the application for development approval and on the Comprehensive Plan amendment.

 

ALTERNATIVES AND ANALYSIS:

 

1.                   Continue the Comprehensive Plan amendment (DCA 01-D1) to June 11, 2002, 6:30 p.m., Dade City.

2.                   Deny continuation of the Comprehensive Plan amendment (DCA 01-D1).

3.         Direct staff to another course of action.

 

RECOMMENDATION AND FUNDING:

 

The Growth Management Department staff recommends that the Board approve, Alternative No. 1 and continue the Comprehensive Plan amendment to June 11, 2002, 6:30 p.m., Dade City.

 

Funding is not required for this action.
